Dryer Vent Inspections

A typical home inspector will most likely not inspect your dryer vents. Even though this is a popular area for fires to start and for homeowners to overlook. Understanding how dangerous an uncleaned dryer vent is the first step in making sure your new home is safe. How To Check Ductwork

This is a common portion of the home inspection process. If you plan on inspecting a home, and you know you’re going to be there for an hour or two hours you can quickly check this yourself. To do so, remove a couple of the grates for the returns on the ventilation system, pull up the grates in the floor for your supply vents, pull the registers off, take a look down in there. Additionally, you can shoot a few pictures to see how much debris, dust crumbs, pet hair, etc. is collected in the system. If they’re really dirty, then you should add it to your inspection report. If possible, put a recommendation on your report that the air ducts need to be cleaned.

Dryer Vent Inspection

Inspect the dryer vent by locating them on the house. Some reside on the exterior walls whereas others are vented towards the roof. The vents that terminate at the top of the roof can easily be confused with that of a bathroom vent. A good sign that you have found the correct vent will be lent near or on the vent itself. Take a quick look inside the vents underneath the flapper and see if it’s clogged up with lint. Unfortunately, this is something that we run across frequently, someone will buy a house and they will not be privy to its clogged dryer vents. If possible, we recommend even getting behind the dryer, disconnect it, and take a look to see how clogged it is back there. Clogged clothes dryers are a major safety issue; fortunately, you can prevent a dryer fire by noting that on your report if it needs to be cleaned. If you’re a home inspector, please start looking at and looking in the registers and seeing if they’re dirty.

Buyer Concessions

If either the dryer or air ducts are dirty they should definitely be cleaned and or you should request a concession. New home buyers should not move into a house with dirty air, especially if they have asthma, allergies, COPD, or any type of compromised immune system. Inspecting the air ducts and dryer vents and adding results to your home inspection report gives your buyer some leverage to get some of those services taken care of before closing.
